Extensions alongside wider refurbishment work

When your home needs more room, an extension is usually the biggest single change you can make to it. We build home extensions in Cheltenham and across the Cotswolds and manage every trade involved, so you deal with one firm from the groundwork to the final coat of paint.

The first question is what the extra space is for: a bigger kitchen-diner, a family room, a downstairs bedroom or a utility and cloakroom. That decides the size, where the extension joins the house and whether it is single or two storey. Many single-storey rear extensions fall under permitted development, while larger or two-storey designs, and homes in conservation areas, usually need planning permission. Almost every extension also needs building regulations approval, and the build is carried out to meet them.

On site the work runs in a clear order: foundations and drainage, the floor slab and walls, the roof, then windows and doors so the shell is weathertight. The opening into the existing house is usually made once the new structure is up, often with a steel beam carrying the wall above. We come out to take the measurements for the steel beam (RSJ) ourselves, and we work to finish in the timeframe we give you, even when a few unexpected extra jobs turn up. After that come the electrics, plumbing and heating, plastering, flooring and decorating.

Because we also renovate kitchens and bathrooms, an extension can be planned together with the rooms it opens into, so the layout, the finish and the order of work fit together.

The size of the extension, the foundations the ground needs, the roof style, the glazing and the finish you choose make the biggest difference to the price. Tell us what you want the space for and roughly where it would go, and we can look at the property and prepare a free quote.

Frequently Asked Questions

Do I need planning permission for an extension?
Not always. Many single-storey rear extensions can be built under permitted development, within limits on depth and height. Two-storey extensions, larger designs and homes in conservation areas usually need planning permission, and we talk this through when we see the property.
Can we stay at home while the extension is built?
Usually, yes. Most of the early work happens outside until the new structure is weathertight. The messiest stage is opening up into the house, and we plan that so the disruption is as short as possible.
Can an extension be part of a larger renovation?
Yes. We do extensions alongside refurbishments, kitchens and bathrooms. We can discuss the work together and manage the trades involved.
